About 1JM

We Started With a
Framing Crew and a
Reputation to Earn

1JM Construction is a licensed, insured general contractor built around a simple idea: the crew that frames your project should be the crew that finishes it.

Our Story

From a Trade
to a Company

1JM Construction started the way most good contractors do, on a job site rather than in an office. Jonathan spent years framing, roofing, and finishing other people's projects, and kept running into the same thing: the work was fine, but the experience around it was not. Homeowners were left guessing about schedules, surprised by invoices, and passed between subcontractors who each blamed the last one.

So the company was built to fix that part. We kept the framing in house, because the structure is the part nobody sees and the part everything else depends on. We put one person in charge of communication, so there is always someone to call. And we started writing estimates line by line, so the number on page one is the number at the end.

Ten years and more than five hundred projects later, that is still how it runs. Additions, garages, kitchens, decks, and full renovations across Philadelphia and the surrounding counties. Some clients call us back for a second project. A lot of them send us to a neighbor. That is the only marketing that has ever really worked for us.

What We Stand On

Four Things We
Do Not Bend On

Every contractor says they do good work. These are the specific commitments you can hold us to, and the ones we would want from a contractor working on our own house.

We frame it ourselves

The structure is not handed to whoever was cheapest that week. Our own crew does the framing, so what ends up behind the drywall is held to the same standard as the finish you actually see. If we would not sleep under it, we do not build it.

The price you approve is the price you pay

Estimates come itemized, with real numbers instead of vague allowances. If something in the field genuinely changes the scope, you hear it from us before the work happens, in writing. Never as a surprise on the final invoice.

You always know what is next

One named point of contact from the first visit through the final walkthrough. Regular updates on where the job stands and what is happening tomorrow. No wondering whether a crew is showing up, and no chasing anyone for an answer.

We leave it clean

The work area gets contained and the site gets swept at the end of every day. In most cases you keep living in the house while we build, and we work like we remember that your family still has to use the rest of it tonight.

Credentials

Licensed, Insured,
and Accountable

Ask any contractor for their license and insurance before you sign. A good one hands it over without hesitating. Here is ours, along with what it actually covers.

  • Licensed in Pennsylvania

Registered as a home improvement contractor in Pennsylvania. Documentation available on request, before you sign anything.

  • General liability and workers compensation

Covers your property and our crew. If someone gets hurt on your job, that is on our policy, not on your homeowners insurance.

  • Permits and inspections handled

We pull the permits and meet the inspectors. Code compliance is part of the job, not an extra you are left to chase down.

  • Written contract on every project

Scope, price, and timeline in writing before the first day of work. No handshake jobs, no matter how small.
